Painting older homes downtown and along the Mississippi

The blocks around downtown Monticello are the oldest housing in the city: wood-sided two-stories, bungalows and postwar ramblers with decades of paint, porches and tall trim. Those homes want the full prep, scraping to a sound edge, feather-sanding, a bonding primer on bare wood, caulk at the joints that opened as the house moved, and brushed trim so the profiles stay sharp. Older paint can contain lead, and we prep those homes with the containment and cleanup the rule requires. The Mississippi runs along the north side of town, and the homes along the riverfront get the river's fog and humidity on the water-facing walls. Those walls stay damp longer in the morning, and mildew shows up on siding that is otherwise fine. We wash the river wall with a mildewcide and give it an extra day to dry before primer.

Painting Monticello's 1970s to 2000s neighborhoods

Between the old core and the newest plats, Monticello has a wide band of 1970s, 1980s and 1990s ramblers, splits and two-stories, and the siding covers the whole range: cedar on the 1970s homes, hardboard through the 1980s and early 1990s, then early LP and vinyl. Cedar that has only been stained gets brought back with stain; cedar that has been painted stays painted. Hardboard and early LP get a close check of the bottom courses and the siding under the windows, because both lose their finish from the bottom edge up once the paint chalks and the caulk fails. Every bare edge gets a bonding primer, and any board that has swollen gets swapped during prep. The 2000s subdivisions along I-94 and Hwy 25 are mostly vinyl and LP SmartSide reaching a first repaint: chalked finish on the sunny walls, split caulk, a faded color. That work is a wash, new caulk at every window and corner, primer on the worn spots and two coats. Open lots along the interstate mean wind, and spray days get planned around it.

Scheduling a painting job in Monticello
