Cedar Tone Properties & Painting

Service area · Hennepin CountyHouse Painting in Rogers, MN

Cedar Tone paints houses in Rogers, MN, a growing I-94 suburb where most of the housing went up between the 1990s and the 2010s. That makes Rogers a first-repaint city for us. The two-stories and splits built in those years were sided with vinyl, hardboard or LP SmartSide, painted once at the factory or by the builder, and are now at the age where the finish chalks, the caulk splits and the color has faded from what the first owner picked. Since Hassan Township joined the city, Rogers also has a rural side with older acreage homes and outbuildings. Both kinds of house get the same process from us: a wash, prep matched to the siding, primer where the surface needs it and two finish coats.

They did great work painting my house and coordinated with carpenters to rebuild some stairs that I have which were unsafe for my grandchildren.

Cedartone Staff was very responsive when we first contacted them in early spring. They were able to get to our project within a month, and work with us on stain color and type to cover 30-yr old redwood siding that was damaged by hail. They were careful and deliberate, and went above and beyond in siding prep so that the final project turned out beautifully. We liked their work so well that we invited them to return to paint our interior 2-story front entryway. Again, they helped in color selection, and were flexible in painting an added wall not in the original bid. We would definitely use their services again.

Repainting Rogers' 1990s to 2010s two-story homes

The bulk of Rogers was built in a twenty-year stretch, and the siding tells you roughly when. Late 1990s homes tend to have hardboard or first-generation LP lap siding, which loses its finish at the bottom edges and around nail heads once the factory primer wears through. 2000s homes are more often vinyl, which holds up to water but fades, and which can be painted in a color no darker than the original. 2010s homes are mostly LP SmartSide with a factory finish, which holds well but chalks on the sunny walls and depends on caulk that the builder rarely did twice. A first repaint on any of these is lighter on scraping than an older home and heavier on washing, caulking every window and corner, and priming the spots where the finish has gone. Hardboard gets a bonding primer on every bare edge, and any board that has swollen gets swapped out during prep. Where the LP is sound, we wash it, scuff the chalky spots, caulk it and give it two coats in a color that will hold up in full sun on an open lot, satin on the siding and semi-gloss on the trim so the lines read crisp.

Painting acreage homes on the Hassan Township side

Rogers absorbed Hassan Township, and the result is a city with a rural half. West and north of the subdivisions are acreage homes from the 1970s through the 1990s with cedar, rough-sawn plywood and hardboard siding, plus detached garages, sheds and pole barns that get painted or stained along with the house. Those lots have the mature trees the subdivisions lack, so the exposure problem flips: instead of sun and wind on an open lot, it is shade, damp north walls and mildew under the canopy. We wash with a mildewcide, give the shaded walls extra drying time, scrape and prime bare wood, and treat stained cedar as a staining job rather than a painting job. Pole barns and sheds get a solid stain on rough wood or a bonding primer and paint on chalky steel, and we scope each building with the house so they all age together.

Scheduling a painting job in Rogers

In Rogers we sample colors on your siding and take a second look in afternoon light before ordering. Many of the subdivisions have HOA color rules, and we handle the sample and the paperwork with you. Open lots along I-94 and Hwy 101 mean wind, and we plan spray days around it; a 20-mile-an-hour crosswind is a day for brushing trim, not spraying siding. On the acreage side, we stage on the driveway and protect the plantings. Every exterior gets the house standard: written estimate, wash, scrape, caulk, prime, two finish coats sprayed and back-brushed on siding and brushed on trim, daily cleanup and a final walkthrough. Season is roughly May to mid-October.

Exterior painting in Rogers

Rogers is where the first repaints are coming due, and that is an exterior painting job with a specific shape: more washing and caulking, less scraping, a hard look at hardboard bottom edges, and a color that holds in full sun. Our exterior painting page explains that process and what moves the cost on a 2000s two-story. How an exterior repaint goes, and what moves the cost.

Interior and cabinet painting in Rogers

Inside a Rogers two-story from the 2000s, the interior is usually on its original builder flat paint and its original oak or builder-white cabinets. The winter job is a washable finish on the walls, a harder enamel on the trim and doors, and a sprayed waterborne enamel on the kitchen. We run that work from November through April and schedule it around school days and work-from-home. See interior painting and cabinet and trim enamel.

Questions we hearCommon painting questions in Rogers

Our Rogers house has LP SmartSide from 2012. Does it need paint yet?

Maybe. Sound LP SmartSide with a factory finish can go longer than most people expect, but the caulk around windows and at the corners usually fails first, and dark colors on sun-facing walls chalk sooner. We look at the finish, the caulk and the bottom edges on the walkthrough. If the siding is fine and only the caulk has gone, we will say so and quote the caulking on its own.

Can you paint vinyl siding on a 2000s home in Rogers?

Yes, with two conditions. The new color has to be no darker than the original, because dark paint on vinyl absorbs heat and can warp the panels, and the vinyl has to be clean and sound. We wash it, use a bonding primer where needed, and apply a paint made for vinyl. It is a good way to get more years out of faded vinyl without residing.

Do you work on the older acreage homes in the Hassan Township part of Rogers?

Yes. Those 1970s to 1990s cedar and hardboard homes are the same kind we paint across Greenfield, Corcoran and Medina: shaded walls and mildew on the north side. We wash with a mildewcide, give those walls extra drying time, scrape and prime bare wood, and put on two coats, or stain if the cedar has only ever been stained. Pole barns and sheds get scoped as separate lines so you can decide which to do this year.
