Cedar Tone Properties & Painting

Service area · Wright CountyHouse Painting in St. Michael, MN

Our crews serve St. Michael, MN, with exterior and interior painting. St. Michael grew fast along I-94 and Hwy 241 through the 2000s and 2010s, so most of what we paint here is a first repaint: two-story and split homes with vinyl, hardboard or LP SmartSide that were finished once by the builder and are now chalking on the sunny walls with caulk failing at the windows. The older blocks around downtown St. Michael are a different job, with wood-sided homes that need real prep. On either, the job ends the same way: two finish coats, clean lines at every window and corner, and a final walkthrough with you.

Cedar Tone did a great job repairing where we had moved our ceiling lights and then spraying our ceilings. They also painted the walls in our main living area and did a nice job. The crew finished before the estimated time and had everything cleaned up nicely.

My wife and I recently had Cedar Tone paint our house, which has vinyl siding. The bank that owned the house before us painted the vinyl for some unknown reason, and it was obviously done in haste and the paint was not even. Cedar Tone did a great job overall. They repaired some siding that was damaged and fixed our shoddy paint job with a fresh, even coat, making our home look nice again. They were punctual and professional, and best of all, got the job done in two days. I would recommend to anyone who is looking to paint their home.

Painting St. Michael's 2000s and 2010s neighborhoods

St. Michael took in Frankfort Township and then built across it, so the city's housing is mostly two decades old or less. The neighborhoods off Hwy 241 and around Frankfort Parkway are two-stories, splits and ramblers with the siding those years used: vinyl on the mid-range homes, hardboard on the early ones, and LP SmartSide with a factory finish on most of the later ones. Fiber cement shows up on the higher-end lots. These are open-lot houses on former farmland with young trees, so the south and west walls take full sun and the dark trim and siding colors fade and chalk there first. Wind-driven rain gets behind any caulk the builder left short. The first repaint is mostly a wash, a check of every bottom edge on the hardboard homes, new caulk at every window and corner, primer on the worn spots, and two coats. LP takes paint well once it is clean; we scuff the chalky spots, spot-prime any bare cut edge, and use a satin on the siding and a semi-gloss on the trim so the trim reads crisp against the body color.

Painting the older homes near downtown St. Michael

The blocks around downtown St. Michael predate the subdivisions by a long way, and the houses there are wood-sided two-stories, bungalows and postwar ramblers with a lot of paint on them. Those homes get the older-house treatment: scraping to a sound edge, feather-sanding, a bonding primer on bare wood, caulk at the joints that opened as the house moved, and brushed trim so the profiles stay sharp. Older paint can contain lead, and we prep those homes with the containment and cleanup the rule requires. Any soft sill or porch board we find during prep gets replaced before primer, and it shows on the estimate as its own line. The in-town lots are closer together than the subdivisions, so we mask the neighbor's side as carefully as our customer's and keep the sprayer to walls where overspray can be controlled.

Scheduling a painting job in St. Michael

St. Michael jobs start with color samples on the house and a second look in afternoon light. HOA color rules are common in the newer neighborhoods, and we handle the sample and the form with you. Open lots along I-94 mean wind, so spray days are planned around the forecast and windy days go to trim. Every exterior gets a written estimate, a wash, scraping and sanding where the surface needs it, caulk, primer on bare or worn spots, and two finish coats: sprayed and back-brushed on siding, brushed on trim. Daily cleanup and a final walkthrough are part of every job. Exterior season runs roughly May to mid-October.

Exterior painting in St. Michael

St. Michael is a first-repaint city, and the exterior painting job on a 2000s two-story has its own shape: light on scraping, heavy on washing and caulking, with a careful look at hardboard bottom edges and dark colors on open lots. Our exterior painting page walks through that process and what changes the cost from one house to the next. How an exterior repaint goes, and what moves the cost.

Interior and cabinet painting in St. Michael

Inside, most St. Michael homes are on their original builder flat paint and their original cabinets. Winter is when we put a washable finish on the walls, a harder enamel on the trim and doors, and a sprayed waterborne enamel on the kitchen, the built-ins and the bathroom vanities. That work runs November through April, one room or one floor at a time if that suits the household. See interior painting and cabinet and trim enamel.

Questions we hearCommon painting questions in St. Michael

Do you paint LP SmartSide in St. Michael's newer neighborhoods?

Yes, and it is the most common exterior we quote in St. Michael. Sound LP with a chalked factory finish gets a wash, new caulk at every window and corner, primer on the worn spots and two coats in a color that holds in full sun. We also seal the joints and bottom edges, where water sits longest, before the finish coats go on.

Our St. Michael home is vinyl. Is painting it worth doing?

It can be, if the vinyl has faded but is still sound. Paint made for vinyl, in a color no darker than the original, gets you more years out of the siding without residing, and it costs far less than new siding. We wash it and use a bonding primer where needed. If the vinyl has cracked or warped, painting will not fix that, and we will say so.

Can you handle the older wood-sided homes near downtown St. Michael?

Yes. Those homes want full prep: scraping to a sound edge, sanding, a bonding primer on bare wood, caulk and brushed trim. Older paint may contain lead, and we follow the containment and cleanup rules for it. We brush the trim by hand so the old profiles stay sharp, and we sample colors that suit the age of the house.
